Phuket’s Most Exclusive Private Address

Prime west coast ocean view land with immediate beach access has become an extremely rare commodity in Phuket in recent years due to limited supply and rising demand. For any Phuket developer considering a large scale development and fortunate enough to have such a commodity, their focus is to leverage its true value with expert master planning and appropriate architecture. Malaiwana has managed to achieve just that.

Whereas many beaches in Phuket are bustling with beach umbrellas, vendors, restaurants, clubs, bars and shopping centers, a welcome sense of tranquility is felt at Naithon beach where Malaiwana is set on an idyllic hillside with magnificent beach and ocean views.

Malaiwana is a luxury estate comprising 19 villas, 18 apartments known as the Residences and a stunning beach club. Spanning generously along a forested hillside overlooking Naithon’s 1 kilometer of beach on the island’s North West coast, Malaiwana’s gorgeous setting is a rare sight for city dwellers and sets the stage for a relaxing and peaceful tropical lifestyle. Devotion to keeping the surroundings at their best has resulted in a leafy shady setting and it is obvious that great care has been taken to minimize any disruption to the natural habitat.

The elevated position of each villa allows the residents to enjoy breathtaking sunsets over the Andaman Sea.  Fine, powder-white beaches stretch out alongside clear, turquoise waters, sparkling brilliantly under the sun.  The scenery is truly stunning.

This mixed development into divided into three phases – the villas, the residences and the Beach Club. The first villas were started at the beginning of 2008 and seven will be completed by the beginning of 2010. Construction of the Residences, destined to be Phuket’s most exclusive apartments to date, and the Beach Club will begin early in 2010 and the entire project will be finished in 2011.

Each villa is set on a large landscaped plot, ranging in size from 1400 sqm – 3200 sqm with a total construction area of around 1,000 sqm. All of the 4- 6 bedroom villas incorporate generous indoor and outdoor living and entertainment areas, as well as extensive sundeck and infinity pools of up to 25 meters. Eleven of the nineteen villas have already been sold to discerning buyers from all over the world who enjoy spending time on this vibrant island.

Stephen Paine, partner and developer at Malaiwana moved to Phuket in 1999after purchasing a home here. Stephen revealed to us that Malaiwana is his second project on the island which he began after completing the successful Surin Heights villa and condominium development in Surin.  “After purchasing our first villa here, I realized that the luxury residential sector in Phuket was poised for significant growth and when I was invited to invest in a beautiful (but small) piece of ocean view land in Surin, I didn’t hesitate, primarily because of the superb location. The setting at Malaiwana is even more spectacular and the scale of the project gave us the chance to create a world-class project of enduring beauty and style. ”

With Stephen’s passion for architecture and design, Surin Heights was one of the first projects in Phuket to be built in a tropical modernist style. He recalls “This was quite progressive at the time but proved to be very popular. After we had sold all of the villas, I was asked on two occasions if we would sell the design, one to be built on the East Coast of Phuket and the other somewhere in the Caribbean!  Our concept for Malaiwana was to blend the efficiencies of modern design and the requirements of modern living with strong references to Thai cultural heritage. We are, after all, in Thailand and to ignore that heritage could and sometimes does result in generic, soulless architecture that could be located anywhere in the world. Yes, our magnificent pitched roofs which reach 6.5m at the apex are difficult and expensive to build, but they leave owners in no doubt that there are in a grand tropical setting.”

Sales and Marketing Manager, Charlie Filleul, who had five years history with CBRE’s Phuket residential sales as a General Manager, recently joined Malaiwana to manage the sales and marketing of the villas and residences.  She adds, “I was very impressed by the project and it quickly became a favourite of mine. The views and location speak for themselves but it was the underlying professionalism of the developer and the team that meant I was keen to sell this development.”  Other team members include K. Sitt Polcharoen, former General Manager of Royal Phuket Marina. It is evident that there is a lot of combined experience driving the project.

Continuing, Ms Filleul revealed “the residential apartments will be released for sale this coming high season and will set a completely new standard for beachfront apartments in Phuket”.  Malaiwana owners will not only enjoy memberships to one of the most chic beach clubs around but also to PIA, an affiliated project.  PIA or Phuket International Academy also features in this issue. “All of our buyers will receive a complimentary membership to the outstanding sports facilities being created there, another first of its kind for Phuket”.

Although the villas are priced at the top end of the market, sales have been impressive and the developers are moving forward with the project at an impressive rate. “The response from existing and potential customers has been very positive, largely I believe because of our construction progress.” says Stephen.  “Malaiwana is a privately funded development and we are not dependent on pre-sales or financial institutions. We are now building the unsold villas to ensure the earliest possible completion of the development.  Given the current economic climate and a slowdown in property sales across the board, this is very reassuring for many buyers.” states Stephen.
